House Into Cash is a Southern California home buyer that started in the Antelope Valley. The marketplace is the way we buy now: we put your house under contract, and verified cash investors compete for it.

For years, we bought houses the exact same way that every “We Buy Houses” company does. A homeowner calls us or fills out an online form. We look at the house, we make them a cash offer, and either they take the offer or they don’t. For what it was, it worked, and it worked for the longest time.

But we noticed a hole there that needed to be filled. We weren’t covering sellers that maybe wanted to shop around or wanted more than one offer. With that in mind, we built the marketplace.

Now, instead of receiving a single number just from us, your house goes in front of multiple verified investors who then bid against each other for it. You sign a single purchase agreement, which enables us to list the property on the marketplace. The difference is that the final sales price is now set by competition, not by us.

What we are

We are the buyer on the contract. When you list a property on our marketplace, you sign a purchase agreement with House Into Cash directly. We then hold that agreement, run the bidding, and assign the right to purchase the property to the winning bidder. That investor then completes the purchase of your home at the bid that you approve. If you don’t approve of their bid, then you are not obligated to sell your home.

What we promise sellers

  • You set the minimum, and bidders never see it.
  • Nothing sells without your signature on the winning bid. Period. If you decline the winning bid, no sale occurs.
  • Your money never touches us. The deposit and your proceeds go through a licensed escrow company.
  • No repairs, no fee to list, and no showings unless you allow them. Our fee is paid by the winning investor.
  • You pick the closing window, 15 to 60 days, and it is written into the agreement.

What we promise investors

  • Every listing is a house we already hold under an assignable purchase agreement. No chasing sellers, no daisy chains.
  • Street addresses and underwriting unlock only after an NDA and a proof-of-funds review done by a person.
  • One flat assignment fee, shown before you bid. No surprises at closing.
  • All verified investors have an opportunity to bid on any contract that we market. If a bid comes in at the last second, the auction is extended by several minutes to give all interested parties a fair shot.

Straight answers

Do you represent sellers or investors as their real estate agent on the marketplace?

No. We are the buyer on the contract. We will not list your house on the MLS, represent you, or charge a commission. We simply assign our rights under the agreement to the highest bidder for a flat assignment fee. This fee is never paid by the seller.

Do you buy the house yourselves, or does an investor?

We put the house under contract, then assign that contract to the investor who wins the bidding. This assignment only occurs if you approve of their bid first. That investor closes with you through escrow.

Is this a real company?

Yes. House Into Cash has been around since 2001, when our founder initially obtained his license to sell real estate. The original House Into Cash was focused on finding deals for our investor clients. This soon changed as House Into Cash began purchasing properties on its own, rehabbing them, and reselling them on the open market. The marketplace is a new construct of House Into Cash. Instead of representing investors like we did before, or only purchasing homes as we did in later years, we have added a third role: connecting investors with sellers. Same name, same company, same quality of service.
