What you’re actually buying
What exactly do I win at auction?
An assignment of the purchase agreement House Into Cash holds with the seller. You step into the buyer’s position and close directly with the seller through escrow, paying the assignment fee as part of the deal.
How is the assignment fee set?
It is a flat fee, the same on every listing, shown on the listing and in the bid panel before you place any bid. It is paid on top of your winning bid at closing. There are no other charges from us.
What is in the underwriting packet?
An automated estimated ARV with the supporting comparable sales, photos, occupancy, the seller’s chosen closing window, and the seller’s disclosures on title and condition. The full packet and the street address unlock once you are verified.
Why do I need to submit proof of funds?
It keeps the auction serious and protects sellers. You unlock street addresses and bidding only after your proof of funds is approved and your NDA is signed, so a winning offer is a real one. Your documents are reviewed by our team and stored securely.
What is the deposit, and when is it due?
The greater of 3% of your winning bid or $10,000, wired once, directly to the licensed escrow company, never to this platform. It is due by 5 PM Pacific on the first business day after we deliver the signed seller approval and your assignment package.
Is the deposit refundable?
No, unless the seller is unable to transfer clear title or breaches the agreement. That is what makes a winning bid credible to the seller.
How fast do these close?
The seller picks a closing window of 15 to 60 days when they list, and it is written into the purchase agreement you take over. You see it on every listing before you bid.
Can I delete my account?
Yes, from Account settings, any time you are not the high bidder on a live auction and have no deal in progress. Your proof of funds, buy boxes and saved listings are deleted. Your signed NDA and any closing records stay on file as the law requires.
