You are never on your own
One company, start to finish
This isn’t a site where strangers bid and disappear. House Into Cash signs the purchase agreement with you first, then handles everything: the bidding, the paperwork, and the handoff to a licensed escrow company. You have one point of contact from your first call to closing day.
“They gave me the best offer and streamlined the whole process.”
How selling works
Simple, and on your terms
Tell us about your house
Answer some basic questions on your phone or computer. You pick a closing window from 15 to 60 days and sign one purchase agreement with House Into Cash.
Investors compete for it
Your listing goes live to verified cash investors who bid against each other for it. Your minimum stays confidential, and bidding can only move up from there.
You approve, escrow closes
The winning bid comes back to you to sign. Once you do, a licensed escrow company handles the deposit, the paperwork, and your proceeds, on the closing window you chose.
Your protections
Competition works for you, never against you
More interested buyers means more competition for your house, and competition only moves your price in one direction.
You set your minimum
You choose the lowest price you would accept. Bidders never see it, and bidding can only push your price up from there.
Nothing sells without your signature
When bidding ends, the winning bid comes back to you to approve or decline. If you do not sign, no sale happens and you owe nothing.
Your money never touches us
The buyer’s deposit and your proceeds go through a licensed escrow company, never through this site and never to us.

Common questions
Straight answers
Does it cost me anything to list?
No. Listing is free and there is no obligation. Our fee is paid by the investor who wins, on top of their bid. It is never taken out of your price.
How fast is this?
You choose your closing window when you list, anywhere from 15 to 60 days, and it is written into the agreement you sign. Bidding itself usually runs a few days. Once you sign off on the winning bid, escrow works toward the closing date you picked.
Where do you buy?
Southern California. The full list of counties and cities is below. If your house is outside the area we currently serve, you can still leave your details and we will reach out if we can help.
I’m facing foreclosure. Can you still help?
Yes, including when a notice of default has already been recorded. Time matters, because escrow has to close before the sale date, so reach out early. If you live in the home, California law gives you five business days after you sign to cancel for any reason, and the agreement you sign is written for that. Sensitive details like a recorded notice are only shown to verified investors.
What if I don’t like the offers?
Then you do not sign, and no sale happens. Every winning bid comes back to you to approve or decline, whether or not it meets your minimum, and declining costs you nothing.
Do I have to make repairs or hold showings?
No. Investors buy as-is, so there are no repairs and no open houses. A few photos and honest answers are usually all we need. An investor may ask for one walkthrough to estimate repairs; you decide whether and when, and you can choose a no-walkthrough option.
Where does the money go?
Straight to a licensed escrow company, never through this site and never to us. The buyer’s deposit is paid to escrow, and escrow pays your proceeds at closing.
Can I delete my account?
Yes. Open Account settings from the menu at the top of the page and choose Delete account. If you have a listing with an open agreement, cancel the listing first, which is free any time before bidding closes. We keep signed agreements and closing records as the law requires and delete the rest. Our Privacy Policy lists what is kept and for how long.
