Privacy Policy

Last updated September 30, 2026

What matters most. We know sellers often come to us during a hard time. Your hardship details and financial documents are treated as sensitive: they are stored securely, access is tightly restricted, and we never sell your personal information. You can ask us to delete your account or your information at any time (section 8).

This Privacy Policy explains how KEY WEALTH PACIFIC LLC, a California limited liability company, doing business as House Into Cash (“House Into Cash,” “we,” “us”) collects, uses, protects, and shares information. It covers both of our websites: houseintocash.com, where you can ask for an offer on your house, and the House Into Cash Marketplace at marketplace.houseintocash.com, where sellers list a house and investors bid. Together they are the “Service.”

1. What we collect

When you ask for an offer on houseintocash.com

  • Your contact details. Name, email, and phone number.
  • Your property. The address, what you tell us about its condition, who lives there, why and when you want to sell, any price you have in mind, and photos you upload.
  • Public records. Facts about the property from public records and property-data providers, such as its size, age, and ownership, which we use to work out an offer.
  • Appointments. If you book a walkthrough or a call, your name, contact details, and the time you chose.

When you have a Marketplace account

  • Account and identity. Name, email, and mobile phone, plus the sign-in identifier from your chosen provider (Google, Apple, or email).
  • Seller and property information. Property address, facts, condition, photos, disclosures, possession and access choices, your reason for selling and timeline, and the legal signer details on the purchase agreement.
  • Investor information. The name you take title in, the signed non-disclosure and non-circumvent agreement, the proof-of-funds documents you upload, and the buy boxes and listings you save.
  • Transaction records. Bids, offers, approvals, signed documents, and the audit trail of actions taken on the Service.
  • Messages. The emails and texts we send you, and texts you send to our number.

On both sites

  • Security and device signals. Sign-in events, IP address, and on the Marketplace a hashed device fingerprint, used to detect fraud and abuse (section 11).
  • How the site is used. On houseintocash.com, Google Analytics records which pages are viewed and general device and location information (section 11). The Marketplace has no analytics.

We get this information from you, from your device, from the sign-in provider you choose, and from public records and property-data providers.

2. Proof of funds and hardship data

Two categories get special care because they are sensitive:

  • Proof-of-funds files (investors). Uploaded to secure storage and used only to verify your ability to close. They are readable by our administrators for that review and are not shared with sellers or other investors.
  • Hardship and situation details (sellers). Information such as foreclosure, liens, back taxes, or your reason for selling is used to price and process the transaction. It is kept out of public listings. Where an investor needs it to underwrite, it is disclosed only to fully verified investors, and only to the extent you choose. We do not narrate your personal hardship in listing copy.

3. How we use it

  • To make you an offer on your house and follow up with you about it.
  • To operate the Marketplace: create listings, run auctions, generate and route documents, and coordinate the handoff to a licensed escrow company.
  • To verify investor eligibility (identity, non-disclosure agreement, and proof of funds) and to enforce the access tiers.
  • To contact you about your property, your account, and your transactions by phone, email, and text (section 10).
  • To value properties and draft listing copy using third-party data and models. Automated copy drafting is given city and state only, never your street address, name, or contact details.
  • To secure the Service, prevent fraud and abuse, meet legal obligations, and keep records.

4. Who we share it with

We share information only as needed to run the Service:

  • Investors on the Marketplace, if you list your house there. Registered investors who are signed in can see your photos and your city. Your street address and the detailed property information are shown only to investors who have signed a confidentiality agreement and shown proof of funds. The public sees neither.
  • The licensed escrow company designated for your transaction, to open and close escrow.
  • The other party to your transaction, to the extent it requires (for example, the assigned investor and the seller exchange the details escrow needs to close).
  • A partner real estate agent, only if you ask us to connect you with one.
  • Service providers that run parts of the Service for us under contract and may use your information only for that: our customer relationship system (GoHighLevel), cloud hosting and databases (Google Cloud and SiteGround), electronic signature (DocuSign), text messaging (Twilio), email delivery (SendGrid), address lookup and maps (Google), property-data providers, AI drafting (Anthropic), and site analytics on houseintocash.com (Google Analytics).
  • Legal and safety: when required by law, to enforce our Terms, or to protect the rights and safety of users and the public.

We do not disclose your personal information to anyone for their own direct marketing.

5. We do not sell your data

We do not sell your personal information, and we do not share it for cross-context behavioral advertising, as those terms are defined by the California Consumer Privacy Act (CCPA/CPRA). We have not sold or shared personal information in that sense, and neither site carries advertising or remarketing trackers.

6. How we protect it

Data is encrypted in transit and at rest by our cloud provider. All service keys and secrets live server-side and are never exposed in the browser. Access to proof-of-funds files and other private records is restricted by security rules to the specific parties and administrators who need them, and administrative actions are logged. No system is perfectly secure, but we design access so that sensitive documents and seller details are not readable by people who should not see them. If a breach ever affects your information, we will tell you as California law requires.

7. How long we keep it

We keep information only as long as we need it for the reason we collected it, or as long as the law requires:

InformationHow long
Your Marketplace account: profile, sign-in, saved searches, proof of funds, photos and listing draftsWhile your account is open. Deleted 14 days after you ask us to delete it.
An offer request on houseintocash.com and the contact details with itWhile we may still be able to help you with that property. Deleted when you ask.
Photos sent with an offer request that never becomes a listing90 days
Signed agreements (purchase, assignment, non-disclosure) and closing records4 years after the deal ends, the period California law allows for a contract claim
A record that you asked us to stop contacting youAs long as we send messages, so we never contact you again
Sign-in and security logsUp to 1 year
Tax and accounting records7 years
Backup copiesOverwritten on a rolling schedule, within 6 months. We do not restore deleted information from them.

8. Deleting your account or information

You can ask us to delete your information at any time. How you do it depends on how you used House Into Cash.

You have a Marketplace account

  • Sign in at marketplace.houseintocash.com.
  • Open the menu under your role at the top of the page and choose Account settings.
  • Choose Delete account and follow the steps.

We sign you out and stop texting and emailing you straight away. You then have 14 days to change your mind, using the Keep my account link in the email we send you. After 14 days the account is deleted for good.

An account cannot be deleted while a signed agreement or an auction is still open on it. Account settings tells you what is open and how it can end: for example, a seller may cancel a listing at no cost any time before bidding closes.

You asked for an offer on houseintocash.com and have no account

Use our request form, email support@houseintocash.com, or call (213) 863-8600. We email you a link to confirm the request is really yours.

What happens next

  • We confirm we received your request within 10 business days.
  • We finish within 45 days, and tell the companies that help us run the Service (section 4) to delete your information too.
  • Backup copies roll off on their own within 6 months. We never restore deleted information from them.

What we keep

The law lets us keep some records after you ask us to delete: signed agreements and closing records, a record that you asked us to stop contacting you, sign-in and security logs, and tax records. Section 7 says how long each is kept. We use them only for the reason they are kept.

Just want the messages to stop?

Reply STOP to any text, turn texts off in Account settings, or choose “Stop contacting me” on the request form. You do not have to delete anything to be left alone.

9. Your California privacy rights

If you are a California resident, the CCPA/CPRA gives you the right to:

  • Know and access the personal information we have collected about you and how we use and share it, and to get a copy of it.
  • Delete personal information we hold, subject to legal exceptions (section 8).
  • Correct inaccurate personal information.
  • Opt out of any sale or sharing of personal information. We do not sell or share it, so there is nothing to opt out of. A browser that sends a Global Privacy Control signal is asking for exactly how we already operate.
  • Limit the use of sensitive personal information to what is necessary to provide the Service. That is the only way we use it.
  • Non-discrimination: we will not deny you service or charge you differently for exercising these rights.

To use a right: in Account settings you can correct your details, request a copy of your information, and delete your account. Without an account, use the request form, email support@houseintocash.com, or call (213) 863-8600. We verify a request through your account sign-in or a confirmation link sent to your email. We answer within 45 days, and if we need up to 45 days more we will tell you why. You may use an authorized agent; we will ask for your signed permission and may ask you to confirm your identity with us directly.

10. Phone calls, texts and email

When you ask for an offer or create an account, you agree that we may contact you by phone, text, and email about your property, your listing, and your transactions. We coordinate offers and deals this way, so agreeing is part of asking for an offer or signing up. Text messages are about your own property or deal: for example offer follow-ups, bid updates, signing reminders, and closing steps.

  • Message frequency varies. Message and data rates may apply.
  • Reply STOP to any text to stop texts, or HELP for help. After a STOP we email you anything you need to sign instead.
  • Mobile phone numbers, text-message opt-in data, and consent are never sold, and never shared with third parties or affiliates for marketing or promotional purposes.
  • Carriers are not liable for delayed or undelivered messages.

11. Cookies, analytics and Do Not Track

We use cookies and local storage to keep you signed in and to operate the Service. On the Marketplace, for security, we collect a device fingerprint, which is hashed before storage, together with sign-in events and IP address, to detect and block fraud and abuse.

houseintocash.com uses Google Analytics to understand how the site is used, and Google’s address lookup and maps on the offer form. Google may set its own cookies and collect information about your visit as its privacy policy describes. We do not use any of this for advertising, and we do not let other companies collect your personal information on our sites to advertise to you elsewhere.

Because we do not track you across other websites, our sites do not change how they behave when a browser sends a Do Not Track signal.

12. Children

The Service is intended for adults (18 and older) and is not directed to children. We do not knowingly collect personal information from children. If you believe a child has provided us information, contact us and we will delete it.

13. Changes and contact

We may update this Policy from time to time. Changes are posted on this page with a new “last updated” date, and this date is when the current version took effect. Questions or privacy requests:

All offers are subject to review, diligence, and the seller’s approval. Nothing sells without the seller’s consent. Property values shown are estimates, not appraisals or guarantees.

House Into Cash acts as the principal in the middle. It holds an assignable purchase agreement signed by the seller and assigns that contract to the winning investor for a disclosed fee. It acts for its own account, not as a broker or agent. This is not a peer-to-peer sale. No funds are collected or held on this platform. The non-refundable deposit is paid directly to a licensed escrow company.
