For sellers
Sell your Southern California house fast, as-is, to buyers who compete for it.
One listing puts your house in front of verified cash investors across Los Angeles, Orange, Riverside, San Bernardino, and the Antelope Valley side of Kern County. They bid against each other. You set the minimum, pick a closing date 15 to 60 days out, and sign only if you like the result.
No fee to list. No obligation. Nothing sells without your signature. Rated 5.0 on Google.
Most people who call us are looking for a clean exit: they have a house they need to be done with and a timeline they need to stick to. This could be because they're behind on the mortgage, a notice of default has been filed against the property, or they own a rental with tenants who have simply said, "We're not paying anymore." We've also encountered inherited houses, such as a parent's house with three siblings looking to move forward, or sellers who need to move immediately because a job in another state starts next month. Before using a marketplace like House Into Cash, people typically get one offer, then another, and then a third, leaving them trying to figure out which offers are real, who can actually close, and whether they're leaving money on the table.
We do it differently here. You sign one agreement with House Into Cash that allows us to put your home in front of multiple investors who have already signed a non-disclosure agreement with us and shown us that they have the funds not just to open escrow, but to get it closed. They bid against each other for the property. This helps our sellers because bidding moves the price up from the minimum they set, not down. Once bidding ends, we send you a Seller Bid Approval Notice. You have the option to move forward with the highest bid or decline it and walk away owing us nothing.
What "as-is" means here
We use the word "as-is" in its simplest form. You're not asked to paint, patch, or even clean out the home. Investors already price this into their bids, so it becomes a them problem and not a you problem. One thing that we ask for is a few honest photos and straightforward answers regarding the condition of the property. If the roof leaks, just let us know. It will not stop the sale. Investors are used to these types of things.
Where we buy
We currently buy in several counties throughout Southern California. This includes Los Angeles, Orange, Riverside, San Bernardino, and some sections of Kern County. In a nutshell, we cover the coast, the Inland Empire, the High Desert, and the Antelope Valley (where we still do a good deal of our auctions).
Even if your county isn't listed above, you can still start the listing process. Our address check feature will tell you right away if your property is not included in our coverage area. You can also leave your information, and we can reach out to you if coverage later becomes available in your area.
Who is bidding
Verified cash buyers, not strangers
Every investor who bids here has signed our NDA and had their proof of funds approved before they can see a single address. They tell us which areas they want. Southern California is inside the area we buy in, so when your house goes live, every buyer whose criteria it fits hears about it the same day, and they bid against each other for it.
How selling works
Simple, and on your terms
Tell us about your house
Answer some basic questions on your phone or computer. You pick a closing window from 15 to 60 days and sign one purchase agreement with House Into Cash.
Investors compete for it
Your listing goes live to verified cash investors who bid against each other for it. Your minimum stays confidential, and bidding can only move up from there.
You approve, escrow closes
The winning bid comes back to you to sign. Once you do, a licensed escrow company handles the deposit, the paperwork, and your proceeds, on the closing window you chose.
Your protections
Competition works for you, never against you
You set your minimum
You choose the lowest price you would accept. Bidders never see it, and bidding can only push your price up from there.
Nothing sells without your signature
When bidding ends, the winning bid comes back to you to approve or decline. If you do not sign, no sale happens and you owe nothing.
Your money never touches us
The buyer’s deposit and your proceeds go through a licensed escrow company, never through this site and never to us.

Common questions
Straight answers
Is this a real sale or a lead form?
This is a real sale. You'll sign a purchase agreement with House Into Cash before your house goes in front of any investor. Those investors will not see your address unless and until they have signed a nondisclosure agreement and had their proof of funds approved. We are not selling leads. We are auctioning off the purchase agreement itself.
How long does the whole thing take?
Sellers normally structure it so that the bidding lasts several days. This helps to maximize the number of eyes that the property gets in front of. After that, you actually select how soon you'd like to close. This is typically within a window of 15 to 60 days after the auction has ended. The escrow process is then handed off to a licensed company. The investor's deposit, as well as your proceeds, all go through escrow, never through us directly.
What if I change my mind?
We give our sellers the option to decline or accept the winning bid. If you decide to decline it, you owe absolutely nothing. We aren't just saying so on this page. We've actually written this into the agreement itself.
