Selling in Palmdale
Sell your Palmdale house fast, as-is, to buyers who have to outbid each other.

We probably get more calls about Palmdale homes than any other city. After working so much in the area, you definitely start to notice the patterns. We get everything from a west side tract home built in the 1990s where payments stopped fitting after someone had a job change, to a single-story near the Walmart on the east side that has needed a new roof since the last owners owned it. Other situations we encountered: a house on Avenue R that three siblings inherited and now can't agree about what direction to go. Do they rent it? Does somebody move in? Do they keep it? And a rental near the Antelope Valley Mall with a tenant who hasn't made a payment since last spring.
Although these types of homes might not be the most appealing on the open market, we can promise you these are the exact homes that an investor wants. The only question is, do you want one investor to name their price, or would you prefer to have multiple investors compete for it?
How selling in Palmdale works with us
All you have to do is tell us about the home. You can do this from your phone or computer. You pick the closing date (would you prefer something 15 days to 60 days out?) and then you sign one purchase agreement with House Into Cash. Signing that agreement allows us to put the house in front of investors who have already signed a non-disclosure agreement and shown us that they have the funds to close. Those investors bid on your home. The price can only move up from the minimum you set. Once the bidding ends, the highest bid then comes back to you, and you get to decide if you'd like to accept it or decline it. If you do decide to decline it, you owe absolutely nothing to us or the investor. If you accept, we get the ball rolling toward closing.
What we know about Palmdale houses
The west side is typically considered anything west of the 14 Freeway (e.g., Rancho Vista, West Rancho Vista Boulevard, 30th Street West, etc.). It's mostly tract homes built between 1985 and 2005. They do sell for more typically, and investors pay more for them. But the ones that we hear about usually have some kind of problem going on: a pool that's been green for the last two summers, a garage conversion that nobody permitted, or an adjustable loan that no longer fits the owner's budget.
Properties on the east side can be older than certain homes in the Rancho Vista area, but then you also have some brand-new developments as well, along with everything in between. Getting more into Central Palmdale, you can be dealing with homes anywhere from the 1950s to the 1990s, with some infill projects as well. Especially when dealing with older homes, investors that work the East Palmdale area know how to price for that. Age, condition, deferred maintenance: none of that stops the sale.
When you start going out to areas like Littlerock, Pearblossom, and Lake LA, the lots tend to get bigger, which means the houses are spread a little further apart. Our investors buy there too. You do encounter septic, wells, and homes that are hooked up to propane out that way a lot more. But that never stops the sale. If you're unsure if a property is really in, say, east Palmdale versus Lake Los Angeles (sometimes they can show up the same), our address check will confirm it for you.
Foreclosure in the Antelope Valley
We've sat down with and had conversations with multiple Palmdale families who received a notice of default and just assumed that it was over. That's typically not the case. Just because a notice of default has been filed doesn't mean your options go away. If you're behind in payments, the best thing is to call us before anything else. In these particular situations, time matters more than anything. There's no reason to allow your equity, or even a portion of it, to be lost in a foreclosure sale when you need the certainty of closing. This is where cash investors can be extremely helpful.

The numbers behind the offers

Who is bidding
Verified cash buyers, not strangers
Every investor who bids here has signed our NDA and had their proof of funds approved before they can see a single address. They tell us which areas they want. Palmdale is inside the area we buy in, so when your house goes live, every buyer whose criteria it fits hears about it the same day, and they bid against each other for it.
How selling works
Simple, and on your terms
Tell us about your house
Answer some basic questions on your phone or computer. You pick a closing window from 15 to 60 days and sign one purchase agreement with House Into Cash.
Investors compete for it
Your listing goes live to verified cash investors who bid against each other for it. Your minimum stays confidential, and bidding can only move up from there.
You approve, escrow closes
The winning bid comes back to you to sign. Once you do, a licensed escrow company handles the deposit, the paperwork, and your proceeds, on the closing window you chose.
Your protections
Competition works for you, never against you
You set your minimum
You choose the lowest price you would accept. Bidders never see it, and bidding can only push your price up from there.
Nothing sells without your signature
When bidding ends, the winning bid comes back to you to approve or decline. If you do not sign, no sale happens and you owe nothing.
Your money never touches us
The buyer’s deposit and your proceeds go through a licensed escrow company, never through this site and never to us.

Common questions
Straight answers
Do investors really want houses in Palmdale?
Yes. Several of our verified buyers not only purchase in the Antelope Valley; they actually focus on it. These types of specific investors would prefer a Palmdale house over one closer to the coast.
My house needs a lot of work. Is that a problem?
No. One of the things about investors is that they look for properties that they can add value to. Even if the home is in shambles, the investors price all of the work into their bid. A house that needs everything still gets bid on, and honest photos of the actual condition will tend to get better and more bids than vague photos or listings with just one photo.
How fast can this close?
Once the bidding is complete, the typical sale closes within 15 to 60 days, depending on what you request. The escrow time frame is actually written into the agreement. There are cases where this process can be accelerated and the sale can potentially close faster than the listed time frame.
